Despite the verified trend towards shorter hotel operating agreements and although the process of finding a new operator will almost always cause substantial repositioning costs, the aspect of alternative operator use is not yet sufficiently taken into consideration in many hotel developments.  The best example for this is the fact that in our climate zone, new hotels with a local operator will frequently not be equipped with an air conditioning system.  This means that if an international operator were to take over the hotel at a later stage, the hotel would then have to be equipped with an air conditioning system as this is common international standard.

 

The more “neutral” the configuration of a building is or the more it bears in mind the alternative operator use, the easier it will be to find a new operator at a later stage.  On the other hand, there is a trend towards hotel operating and design concepts which stand out against the more usual concepts.

 

Within the project development, it is one of the Feuring Group’s main tasks to find a balance between a neutral and an individual hotel concept.  The aim is to implement the operator’s standards in such a way that the individuality of the brand can be recognised whilst not neglecting general valid standards.
